Property Inspection vs. Property Condition Assessment

Our Property Inspections provide you with an analysis of existing conditions and our professional recommendations to remedy any deficiencies. Our Property Condition Assessments additionally include a 10-year cost analysis noting completed repairs, recommendations of new repairs or repairs not completed, and a recommended repair schedule.

Rehabilitation & Tenant Improvement Services

FM GROUP INC has provided Commercial Rehabilitation and Tenant Improvement services since 1995. Our work has ranged from returning a commercial office property to a grey shell, to roof stabilization for education facilities, to tenant improvements for local commercial office tenants and national retailers.
 

Environmental Site Assessments

We have performed Environmental Site Assessments for our private clients and for the Arizona School Facilities Board since 1995. Our assessments follow ASTM standard E1527-13 and address both the underlying land as well as physical improvements of a property.  Our team’s services include: site observation of the present condition; interviews with past and current owner, site manager and neighbors; governing agencies research to determine approved land usage, permits issued, or water or soil contamination issues; examination of historic aerial photography; and research of chain-of-title for environmental liens and/or activity and Land Use Limitations (AULs).
 

Asbestos & Mold Investigations

Our team also provides Asbestos and Mold Hazard services as required to meet health and safety requirements of a project. Our Environmental team includes EPA-Certified building inspectors, contractor/supervisors, and project designers who are able to evaluate and oversee the appropriate remediation of any environmental hazards.
 

Project Management 

FM GROUP INC has provided Project Management services to local developers as well as to REIT’s located outside of Phoenix, with projects ranging from a parking lot regrading and resurfacing, to overseeing the removal of hazardous materials.
