Facility Condition Assessment & Feasibility Reports

Financial Institution, Facility Condition Assessment

FM GROUP INC provided a Facility Condition Assessment for our Client in conjunction with the purchase of a 5,600 square foot office building with standard parking areas and landscaping. Our survey included visual inspections of major building components (building site, structural system, roofing, architectural finishes, HVAC systems, fire sprinkler system and plumbing and electrical components).


Lending Company, Due Diligence and Facility Condition Assessment

FM GROUP INC successfully completed limited Due Diligence for the Owners of a historic hotel located in Scottsdale, Arizona. During our Due Diligence activities we performed document reviews, limited environmental testing, site observations, and reporting on the existing facilities’ systems and equipment. In addition, we prepared As-Built drawings for the Client.

The following year we conducted a second Facility Condition Assessment for the Owner’s commercial lender. We performed all observations with Licensed Professional Engineer and a Professional Registered Architect. Our report included:

• Evaluations of the current condition of all systems (structural,
interior and exterior)
• Photos identifying the areas of deficiencies
• Verification of Code Compliance (ADA, Zoning, Fire)
• Special repairs and replacements, including the electrical capacity and
circuit overload protection, aluminum wiring usage, verification of receptacle
ratings, verification of fire treated plywood usage in the roof’s construction
• 12-Year Replacement Schedule
• Cost Estimate for immediate deficiencies


Property Manager, Various Inspections and Surveys

FM GROUP INC was contracted by a property management company to provide facilities management support services for various properties. These projects included:

• Construction Oversight Services for a 3-story, 130,000 square foot
phased commercial office building; nine single-story phased commercial
office/warehouse complex; and associated surface parking
• Facility Condition Assessment of three single-story, back office facilities,
totaling 224,707 square feet of building space
• ADA Compliance Survey, including a field survey of the exterior and interior
to determine if previously reported deficiencies have been remedied,
and to identify any other apparent areas of non-compliance with
respect to ADAAG requirements in Phoenix


Financial Institution, Feasibility Study

FM GROUP INC conducted a Feasibility Study for a Client for the potential purchase of a property including three (3) parcels of land. Our activities included:

• Review of the property’s CCRs
• Review of the city’s zoning, design and plan review requirements
• Review of the survey, geotechnical report and utility availability
for the property
